Taunton's listing figures come from our own MLS feed: every Taunton listing, summarized by us, alongside Zillow's monthly home value index.

The feed carries listings, not closed sales, so these figures describe what is for sale: asking prices, how long homes have been listed, and how many are already under agreement. East Taunton has its own ZIP code, 02718, which lets the feed report it separately.

    How we measure these numbers

Listing figures summarize every Taunton listing in our MLS PIN IDX feed on the snapshot date shown. Medians use active listings, days listed counts from each listing's contract date, and the under-agreement share is out of all listings. Listings carrying another town's ZIP code count toward the city but not toward either area. The trend line is Zillow's Home Value Index for the city. We refresh both monthly.

    Rent, utilities, and the assumptions

Rent context: Zillow's index for a typical Taunton rental was $2,096 in August 2026, up 6.1% from a year earlier. HUD's fiscal 2027 fair market rents for the Taunton-Mansfield-Norton area are $1,666 for one bedroom, $2,179 for two, and $2,596 for three. Rent for a specific building depends on its units and condition, so get comps before you offer.

Utility pass-through: electricity comes from TMLP, and water and sewer from the city, billed by volume. For fiscal 2027 the first tier is $6.34 per hundred cubic feet for water and $3.23 for sewer. Check which meters each unit has, since anything the owner pays comes out of cash flow.

TMLP electric and Taunton utility costs

Taunton Municipal Lighting Plant (TMLP) is the city-owned electric utility, operating since 1897. Natural gas comes from Eversource, and water and sewer are city departments.

City-owned power has cost less here. In 2024, TMLP's residential customers paid an average of 21.46 cents per kilowatt-hour, against 33.60 cents for National Grid's Massachusetts Electric and 29.91 cents for Eversource's NSTAR Electric. That is our calculation from U.S. Energy Information Administration Form EIA-861 data (residential revenue divided by sales), an average rather than a tariff.

TMLP served 39,434 customers in 2024 across Taunton, Raynham, Berkley, and parts of Dighton, Lakeville, and Bridgewater.

Water and sewer are billed by volume: for fiscal 2027 the first tier is $6.34 per hundred cubic feet for water and $3.23 for sewer. Ask a seller for a year of TMLP and water bills before you set a budget.

    Taunton property taxes and assessments

For fiscal 2026, Taunton's residential tax rate is $11.14 per $1,000 of assessed value. Massachusetts assesses property at its full fair cash value, so the rate applies to the whole assessment.

Fiscal 2027 rates had not been set as of September 25, 2026. Assessments reflect value as of January 1 before each fiscal year, which runs July 1 to June 30.

Example: a home assessed at $500,000 pays about $5,570 a year at the fiscal 2026 rate. Taunton adopts no residential exemption, so owner-occupied homes pay the same rate. The fiscal 2025 rate was $10.94.

Bills arrive quarterly, and the Treasurer and Collector takes payments online.
