Experience is useful when it becomes clear guidance.
Joshua, known as Josh, was born in Boston and raised in Southeastern Massachusetts. His interest in real estate began early while watching two of his uncles work on local renovation and wholesale projects. Those experiences gave him practical exposure to property and investment decisions long before he entered the field professionally.
Josh later earned an MBA in Analytics from the University of Massachusetts Dartmouth, graduating at the top of his class. His studies strengthened the sales, analytics, and marketing skills that now shape his work with clients.
Working with buyers and investors
Josh works across the real estate process. He helps first-time buyers understand each stage of a purchase, and he works with experienced investors who are evaluating distressed properties and other opportunities. His goal is to make the experience clear and productive from the first conversation through the final transaction.
For investment clients, Josh combines market research with practical technology to help assess risk, operating decisions, and potential returns. He values the trust clients place in him and works to exceed their expectations through preparation and steady follow-through.
Recognition and research
Josh has published research on how undergraduate students characterize renting versus buying. His academic recognition includes the Richard D. Legault Award for Excellence in Performance, the Frank Golen Memorial Award, the President's Education Award, and AP Scholar recognition. He has also been inducted into the Golden Key International Honour Society, the National Honor Society, and Beta Gamma Sigma.
Josh is also instrumental in developing Province & Domain's data intelligence engine, which turns complex market information into practical guidance. His work strengthens the advice clients receive today while creating tools that can empower future generations of buyers and sellers to make clearer, more confident real estate decisions.
