Technology at Province & Domain

Signal over noise.

Real estate is noisy. Province & Domain builds its own technology, on its own framework, so clients and agents can see the next move clearly.

02 / The question

Which home fits my life?

Every search starts with a real question, buried under listings, records, and market noise. Our technology starts there too: with the person asking it.

Kye turns a buyer’s own words into a structured brief, then uses those priorities to explain why a property may fit.

03 / The method

Built on FUEL.

FUEL is our proprietary framework. Every tool we build moves through the same four stages, in order.

  1. F
  2. U
  3. E
  4. L

F / Foundation

Get the right things right, first.

Every build starts with the brokerage itself: the transaction, the compliance, the data, and the people who depend on them. We connect the business to a technical direction strong enough to scale.

In practice: a transaction model built around how a brokerage actually works.

U / UI and UX

Make the complex feel clear.

We start with the buyer, the seller, and the agent, then turn complex decisions into experiences people can move through with confidence.

In practice: Kye turns a buyer’s own words into a structured brief. Property Passport turns scattered records into usable evidence.

E / Engineer

Turn intent into working systems.

Disciplined architecture, applied AI where it adds value, and security built in from the start.

In practice: more than 300 API endpoints, playbook-driven transactions, integrated e-signature, and an immutable audit ledger.

L / Launch

Get it into the world. Keep it moving.

Careful releases, infrastructure we own, and a platform that keeps improving. The next level becomes the new starting point.

In practice: tools ship to real clients and agents, and every release teaches the next one.

04 / The origin

It started at MIT, 1998.

In 1998, Manny Centeio, our founder and CTO, began his engineering career at MIT’s Hypermedia Teaching Facility, building internet-based course delivery and streaming multimedia coursework. He contributed to PIVOT, the Physics Interactive Video Object Tutor, used by hundreds of MIT students each year.

The lesson stuck: technology earns its place when it makes something hard easier to understand. It is the same idea behind every tool we build for buyers, sellers, and agents.

05 / Where it runs

Three states. One platform.

Licensed in Massachusetts, Rhode Island, and Connecticut. A Massachusetts brokerage, with the same platform behind every client and agent in all three.

  • MA Massachusetts
  • RI Rhode Island
  • CT Connecticut

06 / The firm

One platform, built in-house.

Province & Domain runs on a custom CRM and agent portal that our founder built end to end. The tools belong to the brokerage, and the person responsible for them is part of the business.

Two founders, two jobs: Manny builds the platform, and co-founder Maria Centeio, a Harvard graduate and our Chief Growth Officer, makes it work for agents.

Platform

The stack, live.

Behind every tool is one platform, built in-house and end to end. This is the kind of work it does in a quiet minute.

  • kye.brief.updatedA buyer brief learns a new priority from the conversation.
  • passport.evidence.linkedA record joins the evidence file for one exact address.
  • esign.envelope.completedEvery party has signed, inside the transaction.
  • ledger.sealedThe step is written to the audit ledger, where it cannot be changed.

An illustrative stream of platform events, such as a buyer brief updating, evidence linking to a property file, and a transaction record being sealed in the audit ledger.

Illustrative event stream. Not live data.
