Stamford homes sold for 104.1% of list price on average in the three months ending August 2026, and 64.0% sold above asking, according to Redfin.

The single-family and condo markets are moving apart. Single-family homes sold for a median $1,084,365, up 10.6% from a year earlier, while condos and co-ops sold for a median $468,858, up 0.8%, and condo inventory rose about 31%.

Supply is loosening from very tight. Redfin counted 2.0 months of supply for June to August 2026, up from 1.5 a year earlier, and 17.9% of active listings had a price cut.

More homes are on the way: Stamford permitted 1,561 new housing units in 2025, the most of any Connecticut municipality, nearly all in buildings of five or more units.

Asking prices vary by ZIP code. In August 2026 the median listing price ran from $522,000 in 06902 to $1,575,000 in 06903, North Stamford's ZIP, according to Realtor.com. ZIPs 06901, 06906, and 06907 had 11 or fewer listings, so their medians swing on a few homes.

How we measure these numbers

Sale figures are Redfin's rolling three-month numbers for the city of Stamford, including its split between single-family homes and condos and co-ops. The ZIP table uses Realtor.com's monthly listing data for Stamford's six residential ZIP codes, which measures asking prices, not sales. The trend line is Zillow's Home Value Index for the city (middle-tier homes, smoothed and seasonally adjusted). We refresh the listing and trend figures monthly and will replace them with MLS sales by neighborhood once our Connecticut feed is live.

Selling a home in Stamford

Stamford homes sold for 104.1% of list price on average in the three months ending August 2026, after a median 32 days on the market, according to Redfin. What you keep depends on the price, Connecticut's conveyance tax, and the costs you agree to.

Brokerage and closing figures are planning assumptions, not quotes, and commissions are negotiable.

What sellers should know

Your assessment is not your price. Stamford's assessments reflect values as of October 1, 2022, and values have kept climbing since: Zillow's home value index for the city rose 7.7% in the year to August 2026 alone.

Price for the market you are in. Single-family homes sold for 106.0% of list on average from June to August 2026, while condos and co-ops sold for 102.0% and 19.3% of condo listings had a price cut, so a condo needs sharper pricing than a house.

Selling on the water? Since July 1, 2025, Connecticut's property condition report asks about FEMA flood zones, flood insurance, elevation certificates, past flood claims, disaster aid, and water entry. A seller who skips the report owes the buyer a $500 credit at closing.

Buying and selling at the same time? Say so in your request, and your agent will plan the sale around the purchase.

What a Stamford seller pays at closing
CostHow it works
Connecticut conveyance tax0.75% of the price up to $800,000, 1.25% of the portion from $800,000 to $2.5 million, and 2.25% above $2.5 million. The seller pays it before the deed is recorded.
Stamford conveyance tax0.35% of the price below $1 million, or 0.50% of the whole price at $1 million and above, according to the Town Clerk.
BrokerageSet in your listing agreement and negotiable, including any compensation you offer a buyer's agent.
Closing attorneyConnecticut law requires a Connecticut attorney to conduct the closing. Ask for a written fee quote.
Sewer billThe WPCA prorates the sewer balance at closing, and the bill follows the property, not the owner.
Mortgage payoffYour lender's payoff figure for the closing date, including interest to that day.

Stamford to Grand Central: trains, stations, and drive times

The fastest weekday morning Metro-North train from Stamford reaches Grand Central in 50 minutes, and a typical rush-hour train takes about 57. By car, Grand Central is about 56 minutes and 35.8 miles from Stamford Government Center in free-flowing traffic.

Metro-North stops at three stations inside Stamford: the Stamford Transportation Center on the New Haven Line, and Glenbrook and Springdale on the New Canaan Branch. Amtrak's Acela and Northeast Regional also stop at Stamford, and CTtransit's I-BUS runs seven days a week to White Plains.

Moving from New York City

A monthly Metro-North ticket between Stamford and Grand Central costs $349.50, the same from Glenbrook and Springdale, and 96 weekday trains run from Stamford to Grand Central.

From the branch stations, only four direct trains reach Grand Central between 7:00 and 9:30 a.m., taking 56 to 58 minutes from Glenbrook and 60 to 62 minutes from Springdale; other branch trips change at Stamford.

On moving day, route the truck on I-95: Connecticut bars all rental trucks and trailers from the Merritt Parkway.

Renting first is a common plan. Zillow's rent index for a typical Stamford rental was $2,966 a month in August 2026, and downtown apartments asked an average $3,174 a unit at the end of 2025.

Investing in Stamford multi-family homes

Tax: a 70% assessment at the fiscal 2026-27 District A rate of 25.14 mills. Insurance, owner-paid utilities, vacancy, and upkeep are placeholder assumptions: replace them with quotes for the building you are weighing.

Rent, utilities, and the assumptions

Rent context: Zillow's index for a typical Stamford rental was $2,966 a month in August 2026, up 2.1% from a year earlier. HUD's fiscal 2027 fair market rent for a two-bedroom is $2,399 across the Bridgeport-Stamford-Danbury area but $2,720 in ZIP 06902 under HUD's small-area figures, so get rent comps for the building before you offer.

Supply is thin: Redfin counted 18 two- to four-family sales in Stamford from June to August 2026, at a median $878,000. The sewer charge is billed to the property twice a year from winter water use, so ask for the WPCA bills along with the water bills.

Live multi-family listings will appear here once our Connecticut MLS feed is connected. Until then, ask for current listings with the form above.

Utilities, flood zones, and the hurricane barrier

Eversource supplies electricity and natural gas in Stamford, Aquarion Water Company supplies public water, and the city's Water Pollution Control Authority runs the sewers. North Stamford and Westover are not on the city sewer, and North Stamford has limited public water and trash service, so check each address.

About 4,500 Stamford properties are in FEMA flood hazard areas, according to the city's June 2025 flood brochure, which names Long Island Sound, the Mianus, Rippowam (Mill), and Noroton rivers, and Springdale and Toilsome brooks as flood sources, and warns that flooding also happens outside mapped floodplains. Look up any address on FEMA's Flood Map Service Center; the city's Environmental Protection Board keeps elevation certificates on file.

The Stamford Hurricane Barrier, built by the U.S. Army Corps of Engineers from 1965 to 1969, protects about 600 acres around Stamford Harbor, including part of the main commercial district and residential sections, with barriers across the East Branch, the West Branch, and Westcott Cove. The city runs it, except the navigation gates, which the Corps operates.

Improving a home in the floodplain takes a permit, and if improvements within five years cost 50% or more of the building's assessor-appraised value, the building must meet the rules for new construction.

Rates in 2026: Eversource's standard-service supply rate fell to 11.58 cents a kilowatt-hour on July 1, and Yankee Gas rates rose about $15 a month for a typical heating customer after a November 2025 decision. The city's sewer charge was $5.25 per hundred cubic feet of winter water use for fiscal 2025-26.

Stamford property taxes, tax districts, and your assessment

For fiscal 2026-27, Stamford taxes real estate at 25.14 mills in District A, 24.66 in District B, 24.31 in District C, and 24.72 in District CS, applied to an assessment of 70% of market value from the city's October 1, 2022 revaluation.

The four districts follow city services. The city says they are based on the municipal services a property receives, and a property's district changes when sewer lines, and with them city garbage collection, reach it. District C includes North Stamford, and downtown accounts inside the Special Services District add 1.39 mills.

Example: a home valued at $700,000 is assessed at $490,000 and pays about $12,319 a year in District A, or $11,912 in District C. Rates rose about 5% from fiscal 2025-26, when District A was 23.92 mills.

Assessed value is not market value, and a purchase price does not reset it. Assessments carry the October 1, 2022 values forward until the next revaluation, which takes effect with the October 1, 2027 grand list. Bills come in two halves, due July 1 and January 1.
