Norwich homes sold for 101.9% of list price on average in the three months ending August 2026, and 57.1% sold above asking, according to Redfin.
Closed sales rose too: 167 homes sold from June to August 2026, compared with 159 a year earlier. The listing figures cover ZIP 06360, which takes in most of the city; Taftville (06380) had too few listings in August to report on its own, and Yantic (06389) has no listing data.
How we measure these numbers
Sale figures are Redfin's rolling three-month numbers for the city of Norwich. Listing figures are Realtor.com's monthly research data for ZIP 06360. The trend line is Zillow's Home Value Index for the city (middle-tier homes, smoothed and seasonally adjusted). We refresh the listing and trend figures monthly and will replace all of them with village-level MLS sales once our Connecticut feed is live.

A village here is a neighborhood with its own name and history inside the city limits, not a separate town, and many are marked by boundary signs. One naming note: some listing sites call Yantic "Tantic," which is a misspelling.
Working at Electric Boat or the Sub Base
Electric Boat's Groton shipyard is about 23 minutes and 14.5 miles from Norwich City Hall in free-flowing traffic, and Naval Submarine Base New London is about 17 minutes away.
By bus, SEAT Route 980, the EB Shuttle, runs weekday commuter service between Norwich and the Sub Base and Electric Boat, and Route 2 links Norwich with New London through Groton.
Relocating for Electric Boat or the Sub Base
Electric Boat won a $77 billion Navy contract in July 2026 and set a goal of 8,000 hires for the year, with more than 4,000 hired by late July. Groton has estimated it needs closer to 6,500 more housing units, so many shipyard and Sub Base workers live in the towns around it.
Norwich's mayor has said the city wants local graduates hired by Electric Boat to stay in Norwich, and the Eastern Connecticut Chamber of Commerce has said it plans website updates to help new workers relocate.
Renting first and buying later is a common plan on a short timeline. Zillow's rent index for a typical Norwich rental was $1,827 in August 2026, and HUD's fiscal 2027 fair market rent for a two-bedroom in the Norwich-New London-Willimantic area is $1,902.

Investing in Norwich multi-family homes
A Norwich 2 to 4 family works when the rent covers the mortgage, taxes, insurance, and upkeep. The calculator below tests that with the latest 30-year mortgage rate and Norwich's own tax rate.
Rent, utilities, and the assumptions
Rent context: Zillow's index for a typical Norwich rental was $1,827 in August 2026, up 6.9% from a year earlier. HUD's fiscal 2027 fair market rents for the Norwich-New London-Willimantic area are $1,518 for one bedroom, $1,902 for two, and $2,418 for three. Rent for a specific building depends on its units and condition, so get comps before you offer.
Utility pass-through: check which Norwich Public Utilities services are metered per unit. Anything the owner pays, such as a common meter, shared heat, or water and sewer, comes straight out of cash flow, and NPU's water and wastewater rates rise on November 1, 2026.
Live 2 to 4 family listings will appear here once our Connecticut MLS feed is connected. Until then, ask for current multi-family listings with the listings form above.

Norwich Public Utilities and your monthly costs
Norwich Public Utilities (NPU) is a city-owned utility, established in 1904, that runs electric, natural gas, water, and wastewater service in Norwich.
City-owned power has a cost record worth checking. The CEO of CMEEC, the cooperative that supplies power to NPU and other municipal utilities, told WFSB in 2024 that member bills had run roughly 20 to 40% below Eversource and UI in recent years. That is his claim, not an independent study, so compare real bills for the address you are considering.
Rates change on November 1, 2026. NPU estimates that a typical customer with all four services will pay about $26.84 more a month, an increase of 5.92%.
Buying a multi-family? Ask the seller for twelve months of NPU bills for each meter before you set a rent budget.

Norwich property taxes and your assessment
For fiscal 2026-27, Norwich taxes real estate at 39.38 mills in the City Consolidated District (CCD) and 34.44 mills in the Town Consolidated District (TCD), applied to an assessment of 70% of market value.
Assessed value is not market value. Connecticut assesses property at 70% of its value as of the last revaluation, and Norwich's last revaluation took effect with the October 1, 2023 grand list, so an assessment can trail today's sale prices.
Example: a home valued at $320,000 is assessed at $224,000 and pays about $8,821 a year in the CCD or $7,715 in the TCD. Rates fell from 40.47 (CCD) and 34.81 (TCD) the year before.
Which district applies depends on the address. Confirm it on the property's record in the assessment database or with the Assessor's office before you set a budget.

Ask Ilson a questionIs Norwich, Connecticut a city or a town?
Norwich is a city. It was founded in 1659, incorporated as a city in 1784, and merged its town and city governments in 1952, so one government covers about 29 square miles, including villages such as Taftville, Norwichtown, Greeneville, and Yantic. Taxes still differ by district: the City Consolidated District and the Town Consolidated District carry different mill rates.
